South Jordan has done most of its growing in the last 30 years. The city had about 29,000 people in 2000 and more than 77,000 by 2020, so the majority of homes here were built after 1990. The trouble is that the first roofs on those homes are now 20 to 30 years old, which is about when asphalt shingles start to wear out.

The city runs from about 4,300 feet down by the Jordan River to around 5,200 feet in the Oquirrh foothills on the west side. Most of it is flat, open ground left behind by ancient Lake Bonneville, so there isn’t much to slow a storm down. In the June 18, 2018 storm, people in South Jordan reported hail more than an inch across, which is big enough to bruise shingles and dent roof vents.
We also run into a lot of attic heat problems. Many newer homes don’t have quite enough attic ventilation, so the shingles get cooked from underneath in the summer and ice builds up at the eaves in the winter. South Jordan’s own reroof requirements call for proper ventilation and ice-and-water shield, and both go into every roof we replace.
In Daybreak, any change to the outside of your home needs Design Review Committee approval before work starts, and a new roof counts. Under the current guidelines, metal roofs are allowed only in Galvalume, matte bronze, or zinc colors, and only where they fit the style of the house. Shingles should go with your color scheme, roof vents have to be painted to match, and solar panel placement needs approval too. We’ll help you put the submission together. Outside of Daybreak, the city’s Building Division sets the reroof requirements, and we take care of the permit.
