Does Insurance Cover Roof Replacement?

Sometimes yes, sometimes no, and the difference usually comes down to one thing: what caused the damage. Here’s how to tell where you stand.

Covered or not? It's about the cause

This is the question every homeowner asks, and the honest answer is: it depends on why the roof failed. Insurance is built to cover sudden, accidental damage, like a hailstorm or high winds. It is not built to cover a roof that simply wore out over the years. That single distinction decides most claims.

Here’s how insurers generally look at it, so you can gauge your own situation before you file.

Usually covered

When a roof replacement is typically covered

These are sudden, storm-related causes, exactly what a policy is meant for.

Hail damage

Hail that bruises, cracks, or strips granules across the roof is one of the most commonly covered causes, especially when it’s widespread.

Wind and storm damage

High winds that lift, tear, or remove shingles, or storms that drive debris into the roof, are typically covered as sudden events.

Fallen trees or debris

A tree or large limb coming down on the roof in a storm is a classic covered claim.

Sudden, accidental damage

The common thread is ‘sudden and accidental.’ If a specific event caused it, coverage is far more likely.

Usually not covered

When it's typically NOT covered

These come down to age and upkeep, which insurers consider the homeowner’s responsibility.

Normal wear and age

A roof at the end of its lifespan that’s just worn out is not a covered claim. That’s expected maintenance, not sudden damage.

Lack of maintenance

Damage that built up because a small problem was ignored is generally excluded. Insurers expect reasonable upkeep.

Pre-existing damage

Damage that was there before the storm you’re claiming won’t be covered, another reason a documented inspection matters.

Cosmetic-only issues (sometimes)

Some policies exclude purely cosmetic damage that doesn’t affect the roof’s function. Check your specific policy language.

The fine print

Two things that change your payout

Even on a covered claim, these determine what you actually receive.

ACV vs. RCV coverage

Actual cash value pays the depreciated value of the roof; replacement cost value pays to actually replace it. Which one you have makes a big difference, check your policy.

Your deductible

Coverage always comes after your deductible. And never trust anyone who offers to cover your deductible for you, that’s fraud.

Not sure if you have a claim?

The only way to know is a real inspection. We’ll tell you honestly whether the damage is claimable.

Why homeowners choose us

Straight answers to the worries we hear most

Maybe you’ve been burned before, or you’re worried you will be. Here’s what makes us different.

“My roofer took the deposit and disappeared.”

We hear this one a lot, and it’s part of why Jen started Roofing Utah. We treat every job as a real commitment to your home. That means showing up when we say we will and finishing what we start. And if something needs attention down the road, we’re still here to take the call.

“The leak came back a week later.”

If a repair doesn’t hold, it wasn’t really a repair. So we look for what’s actually causing the leak instead of just covering the spot that’s easiest to reach. We use the right materials and install them properly, so the next rainstorm isn’t a reason to worry.

“I can't tell if I need a repair or a replacement.”

This is one of the most common spots to be stuck in, and it’s where a lot of homeowners get pushed toward the priciest option. We’ll give you an honest read instead. Sometimes a repair is all you need. Other times, replacing the roof is the smarter call over the long run. We’ll tell you which one it is and why.

“Storm chasers keep showing up at my door.”

After a big storm, out-of-town crews show up uninvited, promise a great deal, and ask for money upfront. Some of them you never see again. We’re a local company based in Roy, working across Ogden, Davis County, and the Salt Lake Valley. We were here before the storm and we’ll be here after it, which matters when you need someone to stand behind the work.

“I have no idea if my insurance will cover this.”

Insurance claims are confusing, and most roofers leave you to sort it out on your own. We don’t. We’ll help you document the damage, figure out what your policy actually covers, and handle the paperwork the insurer wants. Whether it was hail, wind, or one of those classic Wasatch Front storms, having someone who knows the claims process makes a real difference.

FAQs

Questions Utah homeowners ask us

Clear answers, no runaround.

Does homeowners insurance cover a new roof?

If the damage was caused by a sudden, covered event like hail or a storm, usually yes. If the roof simply wore out with age, no, that’s considered maintenance.

Will insurance replace a roof that's just old?

Generally no. Age and normal wear aren’t covered. Insurance is for sudden, accidental damage, not the end of a roof’s natural life.

How does the insurer decide if it's storm damage or wear?

Through the adjuster’s inspection. This is why a professional, documented inspection on your side matters, so genuine storm damage isn’t written off as wear.

What's the difference between ACV and RCV?

ACV (actual cash value) pays the depreciated value; RCV (replacement cost value) pays to fully replace the roof. RCV coverage is better for you. Check which one your policy has.

Should I file a claim if I'm not sure it's covered?

Get an inspection first. Filing claims that get denied can affect your record. A quick professional look tells you whether it’s worth filing.

MEET THE FOUNDER

Jen Silver

Jen Silver founded Roofing Utah in 2019. By then she’d already spent years in the Utah roofing business, starting out on the phones in inside sales and working her way up to general manager of a local roofing company, where she nearly doubled its annual sales in under two years.

She built Roofing Utah to be a contractor homeowners could count on from the first call to the final walkthrough. Today it’s one of the fastest-growing roofing companies in Utah, and Jen is a founding member of Women-Owned Businesses of Northern Utah.
