Filing a claim, step by step

A roof insurance claim isn’t complicated once you know the order to do things in. The mistakes that cost people are usually about timing and documentation, not the paperwork itself. Here’s the process we walk Utah homeowners through.

One thing first: don’t sign anything or authorize repairs with a company that shows up at your door promising a free roof before you’ve done these steps. More on that at the end.

How to file your roof claim

Follow these in order and you’ll avoid the most common, costly mistakes.

1. Get the roof inspected first

Before you call your insurer, have a reputable local roofer inspect the roof and confirm you actually have claimable damage. Filing a claim for damage that isn’t there can count against you.

2. Document everything

Photos, dates, and notes on the storm. A good roofer will give you a photo-backed report, which is far stronger than a homeowner’s phone pictures alone.

3. Call your insurance company

Report the damage and open the claim. Write down your claim number and the name of everyone you speak with. Note the filing deadline they give you.

4. Meet the adjuster (with your roofer)

Your insurer sends an adjuster to inspect. Have your roofer there so nothing legitimate gets overlooked. This single step changes a lot of outcomes.

5. Review the scope and payout

The insurer sends a scope of work and an estimate. Have your roofer check it against the actual damage, insurers sometimes miss items or underprice them.

6. Get the work done, then the final payment

Most policies pay in two parts (see below). Your roofer completes the work, documents it, and you submit for the remainder.

ACV vs. RCV payments

Many policies pay the depreciated value first (actual cash value), then release the rest (recoverable depreciation) once the work is done. That’s normal, it’s not the insurer shorting you.

Your deductible still applies

Insurance covers the damage minus your deductible. Be very cautious of anyone offering to ‘waive’ or ‘eat’ your deductible, that’s insurance fraud and it puts you at risk.
