Types of metal roofing
Standing seam, exposed fastener, or stone-coated?
“Metal roof” covers three pretty different products. Here’s how they differ, and why it matters on a Utah home.
Standing seam metal roofing
Long panels that run from the ridge to the eave, joined by raised seams with the fasteners hidden underneath. Because nothing pierces the face of the panel, there are no exposed screws to work loose, and the panels can expand and contract through our freeze-thaw swings without tearing at the fasteners. It sheds snow well and it’s what we recommend for most Utah homes. It’s also the premium option: our roof cost guide puts it at roughly $200 to $400 per square (100 sq ft), with a 40 to 60 year lifespan.
Exposed fastener metal roofing
Ribbed or corrugated panels screwed straight through the face of the metal, with a rubber washer under each screw. It’s the least expensive way to get a metal roof, and you see it on a lot of barns, shops, and outbuildings. The trade-off is upkeep: those washers dry out under Utah sun and the screws back out a little as the metal moves every day, so they need checking and replacing over the life of the roof. Loose fasteners are one of the most common sources of metal roof leaks. Great for a shop. On a house, we’d want you to know what you’re signing up for.
Stone-coated steel (the metal roof that looks like shingles)
Steel panels coated with stone granules and pressed into the shape of shingles, shake, or tile. From the street it reads as a traditional roof, which helps if your HOA or your own taste rules out a modern metal look. You still get steel’s toughness, and the granule coating softens the sound of rain. If you like the idea of metal but not the look, ask us about it and we’ll tell you honestly whether it fits your home.

Snow, snow guards, and ice
Metal handles Utah winters well, but it handles snow differently than shingles do. Plan for that up front.
Metal sheds snow, sometimes all at once
That slick surface is a feature: snow doesn’t sit on a metal roof for weeks the way it does on shingles. But after a warm afternoon, a whole slab can let go at once. Over a front door, a walkway, a deck, or the driveway, that’s a real safety problem, and a sliding sheet of snow can rip gutters right off the fascia.
Snow guards keep it on the roof until it melts
Snow guards and snow rails are small brackets or bars fastened along the lower part of the roof. They hold the snow in place so it melts off gradually instead of avalanching. We install snow retention on metal roofs above entries, walkways, decks, and anywhere people or cars go, and they’re a big part of keeping your gutters in one piece.
Ice dams are much less of a problem
Because snow doesn’t sit on a metal roof long and the panels shed meltwater fast, metal resists the ice dams that plague shingle roofs at the eaves. Proper ice-and-water shield underneath is still part of a good install.
Is a metal roof loud?
Not on a house. The loud “tin roof” sound comes from metal fastened over open framing, like on a barn. On a home, the metal goes over solid decking and underlayment with your attic insulation below it, so rain sounds about the same as on shingles.

What's the difference between standing seam and exposed fastener metal roofing?
Standing seam hides its fasteners under raised seams, so there’s nothing on the surface to loosen or leak, and the panels move freely with temperature swings. Exposed fastener panels are screwed through the face with rubber washers that need periodic checks and replacement. Exposed fastener costs less up front; standing seam costs more but needs far less upkeep, which is why we recommend it for most homes.
