How to tell when a roof is done
Roofs rarely fail all at once. They give you warning signs first, and catching them early can save you from water damage, mold, and a much bigger bill down the road. If you’re seeing a few of the things below, it’s worth having someone take a look.
The signs worth paying attention to
Your roof is 20 years or older
Most asphalt roofs in Utah last somewhere in the 20 to 30 year range. If yours is pushing that and starting to show wear, replacement is usually the smarter money than pouring cash into repairs that won’t hold.
Shingles are curling, cracking, or missing
When shingles start curling at the edges, cracking, or blowing off, they’re no longer sealing out water the way they should. A few missing shingles can be repaired. Widespread curling across the whole roof is a sign the material is worn out.
You keep finding granules in the gutters
Those little sand-like grains are the protective coating on your shingles. A gutter full of them means the shingles are breaking down and losing their ability to protect the roof from sun and water.
Leaks that keep coming back
One leak in one spot is a repair. Leaks that return, or show up in new places, usually mean the roof system itself is failing and patching is just buying time.
Daylight or sagging in the attic
If you can see light coming through the roof boards, or the roofline looks like it’s dipping, that points to moisture damage in the decking underneath. That’s a replacement conversation, and sometimes an urgent one.
Moss, rot, or trapped moisture
Moss and dark streaks hold moisture against the roof, and over time that leads to rot in the wood underneath. A little can be cleaned. A lot usually means the damage is already done.
Storm or hail damage
After a hail or wind storm, shingles can be bruised or torn even when the roof looks fine from the ground. If your area took a hit, it’s worth a proper inspection, and it may be a covered insurance claim.

How do I know if I need a new roof or just a repair?
If the damage is isolated, a repair is usually enough. If your roof is old, leaking in more than one spot, or losing shingles across the whole surface, replacement is often the better value. We’ll give you an honest assessment either way.
How long does a roof last in Utah?
Most asphalt shingle roofs last 20 to 30 years here. Metal lasts longer. Utah’s heavy snow, freeze-thaw cycles, and strong sun can shorten that, which is why regular checks matter.
Is it worth repairing an old roof?
If the roof is near the end of its life, repairs tend to be money spent twice. We’ll be honest about whether a repair is a smart fix or just a delay.
Can I replace just part of my roof?
Sometimes, but matching new shingles to old ones is tricky and the older section will still age out. We’ll tell you when a partial replacement makes sense and when it doesn’t.
