Utah gives a roof all four seasons and then some: heavy winter snow and ice dams, a freeze-thaw spring, intense summer UV, and a fall that’s your last chance to prep before it all starts again. A little attention at the right time of year prevents most problems.
Here’s a straightforward checklist. None of it is complicated, and you can hand the on-the-roof parts to us if you’d rather not climb up.
Spring
Spring roof checklist
After winter, check for the damage snow and ice left behind.
Look for winter damage
Scan for cracked, curled, or missing shingles and any spots where ice may have lifted things. Winter is hard on a roof; spring is when it shows.
Clear the gutters and valleys
Clear out what fall and winter dumped in there so spring rain drains freely instead of backing up under the roof edge.
Check the attic
Look for water stains, damp insulation, or daylight coming through. The attic often shows a leak before the ceiling does.
Summer
Summer roof checklist
Utah’s high-altitude sun is brutal on roofing. Watch for heat wear.
Watch for sun damage
Intense UV dries out and cracks shingles over time. Look for brittle, faded, or blistered areas, especially on south- and west-facing slopes.
Check attic ventilation
A hot, poorly ventilated attic bakes the roof from below. Good airflow protects the roof and helps your cooling bills. See our ventilation guide.
Fall
Fall roof checklist (the important one)
This is your last window to prep before snow. Don’t skip it.
Get a pre-winter inspection
Fix small issues now, before snow and ice turn them into leaks. This is the single most valuable seasonal check in Utah.
Clean gutters again
Clear the leaves so melting snow can drain. Clogged gutters are a leading cause of ice dams.
Trim overhanging branches
Branches heavy with snow can break onto the roof, and they drop debris that clogs everything.

Mostly about watching for ice dams and snow load.
Watch for ice dams
Ice building up at the eaves pushes meltwater back up under the shingles. If you see big icicles and ice ridges at the roof edge, that’s the warning sign.
Keep an eye on heavy snow load
Most roofs handle Utah snow fine, but after an unusually heavy storm, watch for sagging or strain and call a pro if you’re worried.
Don't ignore an interior leak
A winter leak means water is getting in now. Get it stabilized rather than waiting for spring.

When is the most important time to check my roof in Utah?
Fall. A pre-winter inspection lets you fix small problems before snow and ice can turn them into leaks, which is the most common way a minor issue becomes a major one here.
What causes ice dams and how do I prevent them?
Snow melts, refreezes at the cold eaves, and dams up, forcing water under the shingles. Good attic insulation and ventilation plus clear gutters are the best prevention.
How do I know if my attic is properly ventilated?
Signs of poor ventilation include a very hot attic in summer, moisture or frost in winter, and shingles that age fast. We can assess it, see our ridge vents guide.
Should I remove snow from my roof?
Usually not necessary, and doing it wrong can damage the roof or hurt you. If snow load is a real concern after a big storm, call a professional rather than climbing up.
