A leaking roof is stressful, but the cause is usually one of a handful of predictable things. The frustrating part is that the leak almost never shows up directly under the problem. Water enters at one spot, travels along the wood, and drips somewhere else, which makes it easy to fix the wrong place.
Below are the most common reasons a roof leaks, roughly in the order we find them. If you’re dealing with an active leak, don’t wait it out; the damage compounds fast.

If your roof is leaking, it’s very likely one of these.
Failed flashing
Flashing seals the joints around chimneys, vents, and valleys. It’s the number-one source of leaks. When it lifts, cracks, or corrodes, water gets straight in.
Worn, cracked, or missing shingles
Shingles are your first line of defense. Once they curl, crack, or blow off, the layer underneath is exposed and water finds it.
Clogged or failing valleys
Valleys funnel a lot of water. If they’re clogged or the material has worn, water backs up and works its way under the roof.
Ice dams in winter
Snow melts, refreezes at the cold eaves, and forms a dam that pushes water back up under the shingles. It’s a very Utah problem.
Cracked seals around penetrations
Skylights, vents, and pipes all break the roof surface. Their seals dry out and crack over the years, letting water sneak in.
Simple old age
Every roof has a lifespan. Once it’s past it, leaks start showing up in multiple places, and that’s usually the sign it’s time to replace rather than repair.

Where do most roof leaks come from?
Flashing, the metal seals around chimneys, vents, and valleys, is the single most common source. Worn shingles are a close second.
Why is the leak not directly above the stain?
Water travels. It enters at one point and runs along the framing before it drips, so the stain is often several feet from the actual hole.
Is a small roof leak a big deal?
It can become one quickly. Even a slow leak feeds mold and rots the wood underneath. It’s much cheaper to fix early.
Can I find the leak myself?
You can sometimes spot obvious culprits like missing shingles, but tracing a leak to its true source usually takes getting on the roof safely and knowing what to look for.
Should I repair or replace a leaking roof?
